1.Key Responsibilities

• Assist Business Development Manager to source for real estate or land investment deals in the markets;
• Analyze and evaluate the feasibility of interested projects;
• Prepare any approval papers for investment approvals;
• Regularly conduct competitors and catchment research;
• Plan and implement real estate market research; 
• Develop good relationships with private companies or government bodies for developing potential investment opportunity and negotiate with them, if necessary; 
• To comply and adhere to all matters pertaining to Quality, Safety & Health and Environment related to the job scope and workplace as required by the Company;
• Any other duties that may be assigned from time to time by the management.

• Diploma / Degree in any field

3. Competencies Required

• Minimum 3 years working experience as Business Development for real estate company

 4. Skills & Abilities

• Must be able to prepare project feasibility studies
• Able to communicate with all levels of the management, energetic, assertive and able to achieve bottom line result.

    Responsible to prepare/ check the accounting, financial related documents for internal reference or management verification and approval;

• Chịu trách nhiệm chuẩn bị/kiểm tra các tài liệu liên quan đến kế toán, tài chính cho mục đích tham khảo nội bộ hoặc để quản lý xác minh và phê duyệt;
• Responsible to prepare/ review the financial report for internal and external reference and circulation and to ensure these are completed timely and accurately;
  Chịu trách nhiệm chuẩn bị/xem xét báo cáo tài chính cho mục đích tham khảo và lưu hành nội bộ và bên ngoài, đồng thời đảm bảo các báo cáo này được hoàn thành kịp thời và chính xác.
• Responsible to prepare and perform monthly variance analysis on all expenses against the budget;
  Chịu trách nhiệm chuẩn bị và thực hiện phân tích chênh lệch hàng tháng đối với tất cả các khoản chi phí so với ngân sách.
• To monitor bank balance/ cash flow position and fund placement;
  Giám sát số dư ngân hàng/tình hình dòng tiền và vị trí quỹ.
• To monitor/ prepare the reconciliation for all balance sheet items and control accounts;
  Giám sát/chuẩn bị việc đối chiếu cho tất cả các khoản mục trong bảng cân đối kế toán và tài khoản kiểm soát.
• Responsible for assisting to prepare financial budget/ projection and performance target. In particular, yearly Business and Budget Plan;
  Chịu trách nhiệm hỗ trợ chuẩn bị ngân sách tài chính/dự báo và mục tiêu hiệu suất. Đặc biệt, là Kế hoạch Kinh doanh và Ngân sách hàng năm.
• Liaise with Head Office, Financial Institutions, auditors, tax agent on accounting and financial related matters;
  Liên hệ với Trụ sở chính, các tổ chức tài chính, kiểm toán viên, đại lý thuế về các vấn đề liên quan đến kế toán và tài chính.
• Monitoring of financial performance against the budgeted/ projected financial. Perform periodic forecast and ad-hoc analysis;
  Giám sát hiệu suất tài chính so với tài chính dự toán/dự báo. Thực hiện dự báo định kỳ và phân tích đột xuất.
• Assist in analysis, perform prediction and monitoring on the property development costing and records, profit and costs recognition;
  Hỗ trợ phân tích, thực hiện dự đoán và giám sát chi phí và hồ sơ phát triển bất động sản, ghi nhận lợi nhuận và chi phí.
• To comply and adhere to all matters pertaining to Quality, Safety & Health and Environment related to the job scope and workplace as required by the Company;
  Tuân thủ và thực hiện mọi vấn đề liên quan đến Chất lượng, An toàn & Sức khỏe và Môi trường liên quan đến phạm vi công việc và nơi làm việc theo yêu cầu của Công ty;
• Any other duties that may be assigned from time to time by the management.

2.Qualifications (Trình độ chuyên môn)

• Bachelor in Finance and Accounting (Cử nhân Tài chính và Kế toán)

3.Competencies Required (Năng lực yêu cầu)

• Experience: Minimum 3 years of related experience in the same field in required (Kinh nghiệm: Tối thiểu 3 năm kinh nghiệm liên quan trong cùng lĩnh vực)
• Specific skills / abilities: Good working knowledge of statutory act related to financial accounting (Accounting Standard) and financial instruments (Kỹ năng/chuyên môn cụ thể: Có kiến thức làm việc tốt về các quy định pháp luật liên quan đến kế toán tài chính, chuẩn mực Kế toán và các công cụ tài chính)
• Personal qualities: Able to communicate with all level, initiative and hard working (Phẩm chất cá nhân: Có khả năng giao tiếp với mọi cấp bậc, chủ động và chăm chỉ)
